The Property Agent will oversee all of the routine maintenance activity regarding the common area facilities. Such services may include:
- Supervising all contractors providing services to the Association, such as entrance gate maintenance, landscape maintenance, grounds keeping services, and other routine maintenance.

Negotiate and coordinate all such service contracts for approval by the Board of Directors. The supervisor shall provide assistance as required to the Board of Directors in obtaining necessary bids for anticipated repairs.

Conduct periodic property inspections to insure that the property and the common area facilities are maintained in accordance with community standards.

The Management Company will maintain a maintenance service with 24 hour capability to respond to emergencies.

The Management Company will schedule necessary repairs to common area facilities and amenities as needed. The Supervisor will coordinate repair requests with the designated representatives for the Association and shall issue the appropriate work orders or instructions to accomplish such repairs as prescribed by the Association operating policies. The Management Company will maintain a permanent and accessible maintenance history.

Assist the Board of Directors in maintaining the architectural standards policy of the Association. The Agent will provide written written notification to any homeowner regarding any violation of the architectural standards prescribed in the documents of the Association and in accordance with policies established by the Board of Directors.
Agent shall also receive requests for any architectural changes from homeowners and shall forward such requests to the Architectural Committee / Board of Directors as required. Agent shall act as liaison between the Architectural Committee and homeowners making such requests.
